    The importance of choosing the right waterproofing system

With so many different waterproofing systems now available, it's easy to assume there's one product capable of solving every roofing challenge - there isn't. Selecting the wrong system can increase costs, slow installation, create unnecessary health and safety risks and place pressure on the wider construction programme. This is why the most successful specifications don't begin with the membrane - they begin with the roof itself, writes Justin Pitman, sales director at Proteus Waterproofing.

Modern roofs have become far more demanding than simply keeping the weather out. Today's specifications must consider everything from roof size and detailing to access, occupancy, fire risk, programme, sustainability and how the finished roof will be used throughout its life. A waterproofing system that performs exceptionally well on a large distribution centre may be entirely unsuited to a roof terrace, a green roof or a heavily serviced plant deck. 

Every roof presents a different set of challenges. A large logistics warehouse with thousands of square metres of uninterrupted roof space has very different requirements from a city-centre apartment block with terraces, balconies, rooflights and plant installations. Access restrictions, occupied buildings, construction programmes and the final roof finish all influence which waterproofing solution will perform best over the life of the building.

Only after understanding these practical considerations does the most appropriate waterproofing system begin to reveal itself.

 

Matching the Waterproofing to the Project

For large, uncomplicated flat roofs, hot-applied systems continue to offer one of the industry's most proven solutions. Their seamless, fully bonded membrane provides exceptional long-term waterproofing beneath insulation, paving or green roof build-ups, while allowing installation teams to work quickly across extensive roof areas. Where productivity and programme are critical, hot-applied systems remain difficult to beat.

However, modern roof design is becoming increasingly sophisticated. Roof terraces, balconies, podium decks, service penetrations and multiple changes in level all create detailing that demands greater flexibility. These are the environments where cold-applied waterproofing systems often come into their own. Because installation requires neither naked flames nor heated materials, they are particularly well suited to occupied buildings, restricted-access sites and projects where hot works present additional challenges. Their ability to form a seamless membrane around awkward details also makes them particularly attractive on complex roof layouts.

Torch-applied felt also continues to play an important role within modern roofing. Advances in SBS-modified bituminous membranes have transformed the performance of today's systems, offering excellent durability, flexibility and weather resistance. For many new-build and refurbishment projects, they provide a reliable and cost-effective waterproofing solution, particularly where contractors are working on more conventional flat roof construction.

Where the elimination of hot works is a priority, self-adhesive membranes offer another valuable option. Increasingly specified on refurbishment projects, schools, healthcare facilities and occupied buildings, they deliver the benefits of bituminous waterproofing without introducing naked flames onto site, helping contractors reduce both installation risk and disruption.

Meanwhile, mastic asphalt continues to justify its reputation on projects where durability remains paramount. Frequently specified for balconies, terraces, car parks and heritage buildings, asphalt has demonstrated over many decades that, when installed correctly, it remains one of the most robust waterproofing systems available.

 

There Is No Universal Solution

It is tempting to compare these systems as though one has replaced another. The reality is rather different. Each has evolved to solve a different problem.

A vast warehouse roof may naturally favour hot-applied waterproofing because of its speed and efficiency. A highly detailed roof terrace may benefit from a cold-applied liquid membrane. A refurbishment project on an occupied building may point towards self-adhesive systems, while a heritage restoration or heavily trafficked balcony could make asphalt the obvious choice. Modern torch-on felt continues to provide an excellent solution for countless conventional flat roofs.

Perhaps the biggest change within the roofing industry is that contractors are no longer forced to choose one technology over another. Increasingly, the most successful projects combine several waterproofing systems across the same development, selecting each one according to the demands of a particular roof area rather than applying a single solution everywhere.

Ultimately, successful waterproofing isn't about loyalty to a particular product or technology. It's about understanding the demands of the project and selecting the system that will deliver the safest installation, the most efficient programme and the best long-term performance. As buildings become more complex and roofing design continues to evolve, that specification process will only become more important.
