+44 (0)1268 777871The Mannings is a Southern Housing development replacing an early 1980s block of 40 flats with 74 new affordable homes. Every home has a private balcony or terraced garden, with a communal rooftop garden shared by residents. When the scheme restarted following a pause in construction, the main roof had already been waterproofed, but the covering was in poor condition.
KEY CHALLENGES
A condition report for a stalled roof
Proteus Waterproofing was brought in through the appointed contractor to provide a condition report, specifications and design advice. The report showed that the existing felt roof was leaking and needed to be stripped up, with previous repairs and inconsistent build ups ruling out working over what was already there. A new Proteus Pro-Felt® Ultima Plus built up felt system was specified and installed, with a tapered Proteus Pro-Therm PIR scheme forming the falls and completing the new warm roof build up.
Detailing the balconies and terraces
The balconies and terraces presented several detailing challenges, each resolved through on-site advice from the technical team, with cold applied Pro-BW® Plus worked around each junction.
Specified with Safe2Torch in mind
The specification followed the NFRC's Safe2Torch guidelines, with hazard areas and torch-free locations identified from the outset - cold applied Pro-BW@ Plus providing a flame-free application.
CONCLUSION
Proteus Waterproofing supported the project from the condition report through to completion, with design advice provided on site as each detail arose. Pro-Felt® Ultima Plus is BBA accredited and certified for a service life of up to 30 years, achieving Broof T4 fire safety. Pro-BW@ Plus is a cold applied, fully reinforced liquid system, BBA certified and UK manufactured - supporting a guarantee for the completed roofs, balconies and terraces.
