Queens Quay is a riverside apartment building at 58 Upper Thames Street in the City of London, beside the historic Queenhithe dock. Originally designed as a hotel, it is now home to around 100 apartments and is classified as a higher-risk building under the Building Safety Act 2022 - a classification that shaped the refurbishment from the outset.
KEY CHALLENGES
An accurate specification for the Gateway process
As works on a higher-risk building, the refurbishment required a Gateway application to the Building Safety Regulator, and the specification supporting it had to be accurate. Proteus Waterproofing's surveys established the condition of the concealed build up, where a lytag screed had been laid over the concrete deck to form the original falls. The specification called for the waterproofing and screed to be removed back to the deck.
Re-forming the falls as a warm roof
With the original falls formed in the screed, its removal meant they had to be re-created. A tapered Proteus Pro-Therm PIR scheme directs rainwater to the outlets and minimises ponding, whilst converting the roof to a warm build up.
A cold installation on a higher-risk building
A cold installation was a requirement of the project. As Proteus Pro-Cold® was cold applied over the insulation, no hot works were required, with the single pack liquid needing no mixing on site.
