The Barbican Estate in the City of London is a distinctive complex featuring residential buildings, elevated walkways, a lake and an arts centre with theatres, cinemas and galleries. With the guarentee on the existing waterproofing having expired, Proteus Waterproofing was approached to provide an upgraded waterproofing system to numerous roofs throughout the complex as part of an ongoing 5-year maintenance contract.

Key Challenges

An overlay system using Pro-BW® Plus was specifified following site assessments to address the varied existing roof coverings.

Multiple exisiting substrates

The new system is being overlaid on older systems including asphalt, felt and previous liquid-applied membranes. Correct selection of primers for each substrate was required to achieve suitable adhesion for the Pro-BW® Plus liquid-applied membrane.

Listed building considerations

As the building is listed and the original roofs were white, the Pro-BW® Plus coating was pigmented white to maintain the appearance of the complex.

Conclusion

The Barbican Estate project demonstrates the application of the Pro-BW® Plus system by a Proteus Approved Contractor on a large-scale, ongoing refurbishment of varied roof areas within a listed complexc. The system has been assessed by the BBA as suitable for use on limited access and pedestrian access roofs, warm and cold exposed roofs (flat and pitched uup to 70°), and other configurations covered by Agrément Certificate 22/6183. It contirbutes to satisfying relevant requirements of the Building Regulations for resistance to moisture (e.g. C2(b) in England and Wales) when installed in accordance with the Certificate.
